Water Damage arises from many sources. It may be as simple as an air conditioner condensation pan or sink overflow... a frozen pipe or malfunctioning appliance, it may be associated with a sewage back up or rain water flowing in from outside a home or business. Regardless of the source, whether we work with your insurance company, or if insurance coverage is not available to cover the loss, it is up to the individual property owners to take "reasonable and prudent steps to preserve, protect, and secure their property from further damage".

DRYING & DEHUMIDIFICATION If not handled properly, even a small water loss can turn into a major problem involving coverage issues, destruction of items that should not otherwise have been affected, and mold. 1st Choice Restoration has trained employees in water damage restoration who can tackle the precise job of drying out your property.
STRUCTURAL REPAIRS and RECONSTRUCTION If you have had a �clean� water loss (For example, from a pipe break versus a sewage back up) and you catch it within 24 hours, consider yourself lucky. Most of the time, your property can be dried and returned to normal in a short time.
Water, as we know, will follow the path of least resistance. You know your floors are affected because you have standing water. But water will seep through the floor covering, down to sub-floors and wick up walls and furniture. Since wood is porous, it can �balloon� and be non-restorable depending on how long water has been present.

FLOORING RESTORATION OR REPLACEMENT Carpet, tile, vinyl, wood. Depending on the type and severity of your water loss, 1st Choice Restoration can help. If we can salvage the carpet, great. If the sub-floor is warped and ruined, we proceed accordingly by replacing the sub-floor and having the owner pick out new floor covering. Sometimes a hardwood floor will be buckled but will unbuckle as the drying progresses. However, every situation is different and we treat each customer's property as if it were our own. We work with the property owner and insurance adjuster to get through the job in a timely manner.
SPOT AND STAIN REMOVAL Sometimes a water loss will create stains on your carpet. We do not just �spot� clean an affected area but expand our cleaning to the affected room.
CONTENT CLEANING Sometimes a water loss on a higher floor can cause ceilings to collapse...right on all your furniture. Have you ever seen a sofa covered in wet drywall and insulation? Not a pretty site. If the water is still "clean" water (versus "gray" water which has been sitting too long and may contain contaminants) then the furniture is probably salvageable. Our crews will get the furniture off the wet floors to prevent further damage as they begin to clean-up.

- Various forms of damage can require different restoration techniques. Water damage has been classified and can be divided into three categories by the IICRC in their guide document $500.
- Blackwater floods generally require disposal of affected soft or absorbent materials such as carpets, upholstery, toys, beds etc. This is because economical sanitation is not practical. Kitchen cabinets, furniture generally made from chipboard will swell and loose shape, split at joints and loose its strength, requiring replacement.
- Never dispose of anything before your loss adjuster/insurers says it�s alright to do so.
- Contents from grey and clear water floods can usually be salvaged if works and controls are quickly put into place. Where this is not achieved the category 1 and two can escalate to a class 3 incident as bio amplification occurs over time

- May be difficult to completely dry within 48 hours. If the piece is valuable you may wish to consult a restoration/water damage professional who specializes in furniture.

- May be dried in place if there is no obvious swelling and the seems are intact. If not, remove, discard and replace.
- Ventilate the wall cavity, if possible.
